Knowing which layer has failed is most of the decision. A membrane problem is a repair; wet insulation under it is usually not.

What we work on along the 290 corridor

Jersey Village is small and established rather than newly built, so the commercial stock skews older.

That means strip retail, offices, light industrial and church buildings whose original low-slope assemblies have already been patched by somebody. We would rather survey it properly than add another patch.

Ponding is the local problem

The ground here is flat and the area has taken serious flooding along White Oak Bayou.

On a low-slope roof that shows up as ponding: water standing days after the rain, usually because the drains are undersized, blocked, or the insulation no longer slopes to them. Standing water finds every seam eventually.
