A roof maintenance checklist

Clean gutters and a well-maintained roof on a Katy, Texas home

A roof is one of the few parts of your home that protects everything else, and a little regular attention adds years to its life. You do not need to climb up there. Most of this is from the ground, your attic, and twice a year with a pro.

Twice a year, walk the basics

Your seasonal roof check

  • Look for missing, curling, or cracked shingles from the ground.
  • Clear gutters and downspouts so water can drain away.
  • Check the attic for stains, daylight, or a musty smell.
  • Look at flashing around chimneys, vents, and skylights.
  • Trim branches that overhang or rub the roof.

Spring: get ahead of storm season

Our worst weather runs from spring storms into hurricane season, so spring is the time to fix small problems before they are tested. Clear the gutters, look for any winter wear, and have loose or missing shingles addressed now. If anything looks off, a quick roof inspection is cheap insurance before the first big storm.

Fall: clean up and seal up

After the heat of summer, clear leaves and debris from the roof valleys and gutters so fall and winter rain drains properly. Standing debris traps moisture against the roof, which shortens its life. This is also a good time to confirm your attic ventilation is clear.

After any major storm

High wind and hail can damage a roof in ways that are hard to see from the ground. After a serious storm, do a ground-level check for displaced shingles and debris, look in the attic for new stains, and if you suspect damage, get a professional look. Our guides on signs of storm damage and hurricane preparation walk through what to watch for.

"Most expensive roof repairs start as small, cheap ones that got ignored. Twenty minutes twice a year saves a lot of homeowners a much bigger bill."

What to leave to a pro

Walking the roof, sealing flashing, and any actual repair work should be left to a roofer with the right safety gear and experience. A wet or damaged roof is dangerous, and a small misstep can turn into a fall or a bigger leak. Our roof maintenance service handles the hands-on parts, and a free inspection tells you exactly what, if anything, needs attention.

Common questions

Roof maintenance FAQs.

How often should I have my roof inspected?
A good rule is twice a year, in spring and fall, plus after any major hail or windstorm. Regular checks catch small problems while they are still small and cheap to fix. Our inspections are free.
Can I clean my own gutters and roof?
Cleaning gutters from a stable ladder is reasonable for many homeowners if you are comfortable and careful. Getting up on the roof itself is best left to a pro with the right safety equipment, especially when it is wet or steep.
Does roof maintenance really extend a roof's life?
Yes. Clearing debris, keeping water draining, and fixing small issues early all reduce the wear that ends a roof prematurely. Maintenance will not make a roof last forever, but it helps it reach its full expected life.
What is the most overlooked part of roof maintenance?
Flashing and ventilation. Flashing around chimneys and vents is a common leak point, and poor attic ventilation quietly bakes shingles from below in our heat. Both are easy to check during a routine inspection.
