Does insurance cover a roof replacement?
The honest answer is that it depends on why the roof failed and how your policy is written. Most Texas homeowner policies cover sudden, accidental damage from a covered peril, which around here usually means wind, hail, or a falling tree. What they generally do not cover is wear and tear: a roof that simply aged out, or damage that traces back to deferred maintenance. That is the line an adjuster is looking for, and it is why documentation matters so much. When hail bruises a roof or wind tears shingles loose, that damage is often covered. When a twenty-year-old roof finally gives up, that is usually on the homeowner. We will tell you which one you are looking at before you ever file, because a claim that gets denied still counts as a claim on your record.
The part that trips most people up is how the money comes. Many policies pay on a replacement cost value basis, which means the insurer first sends an actual cash value check, the cost of the roof minus depreciation for its age, and then releases the rest, the recoverable depreciation, after the work is finished and invoiced. So the first check almost never covers the whole roof, and that is normal, not a shortfall. Your out-of-pocket on a covered claim is typically just your deductible. If your policy is actual cash value only, the math is different and worth understanding before you file. We read the scope your adjuster writes line by line, flag anything that was missed or underpriced, and make sure the roof you end up with matches what the policy actually owes.
